The close only works if you follow through on the reminder half, not just the payment half. Most closers get the buyer to pay and then go quiet, while Larry’s version stays in touch and reminds them what completes the rebate. A short check-in at the halfway mark keeps the buyer moving toward their own money coming back.

This is different from a plain discount, since a discount lowers the price today while LCRRM keeps the full price today and pays it back on performance. People tend to finish what they already paid for, especially once someone reminds them what finishing actually looks like.

LCRRM has two siblings worth knowing, Internal Escrow, where the money never leaves the client’s account, and the One-Way Letter of Intent, where actions are committed to on paper. Skipping the reminder step is the most common way this close quietly fails, since the buyer forgets what they signed up for.
